What goes wrong in apartments built over a ground-floor restaurant?

Much of 18th Street in 20009 is two- and three-story buildings with a restaurant or bar at street level and apartments above. The floors share more than a front wall. Exhaust ducts, plumbing chases and old ceiling cavities link the kitchen to the units overhead, so a small grease fire in a hood can leave a tacky brown film on the walls and windows of an apartment that never saw a flame. Smoke odor settles into closets, upholstered furniture and the insulation around duct runs.

Shared drains cause the other common call. Grease builds up in lines that a kitchen and its upstairs apartments both use, and when the line clogs, the backup surfaces at the lowest fixture, usually a basement sink, a floor drain or a ground-floor bathroom. That water carries food waste and bacteria, so we treat it as contaminated from the start. Greasy smoke residue also behaves differently from wood smoke and needs its own cleaning chemistry, which our smoke residue cleaning page explains.

Why do basements on the slopes toward Rock Creek take on water from one side?

West of 18th Street, the ground falls away toward Rock Creek, and a heavy summer storm sends runoff down sidewalks, alleys and back yards. Rowhouses on the downhill side of a block take that water against their rear foundation walls. Old brick and stone foundations were laid without modern waterproofing, so once the soil is saturated, water seeps through mortar joints, around pipe penetrations and at the seam where the wall meets the slab.

The pattern is telling: one wall wet, the opposite wall dry, with white mineral crust and peeling paint along the bottom course. Clogged rear areaway drains and downspouts that empty at the foundation make it worse. Drying the basement fixes the current damage. Keeping water out takes grading, drainage or interior basement waterproofing, and our guide to telling a sewer backup from groundwater helps you sort out which one you are dealing with.

Typical calls we get from Adams Morgan

Hood fire smoke in the apartment upstairs

A fire in a restaurant exhaust hood is put out quickly, but the second-floor apartment fills with greasy smoke. We HEPA vacuum loose soot, wash walls and ceilings with a degreasing cleaner, clean the duct runs that link the floors and treat lingering odor once the space is empty.

Grease clog backup in a basement storeroom

A shared kitchen line clogs and wastewater rises through a basement floor drain under a mixed-use building. We extract, discard porous goods that were soaked, clean and disinfect the floor and lower walls, and dry the space once the line itself has been cleared.

Rear wall seepage after a thunderstorm

A rowhouse on a street sloping toward Rock Creek gets water along its back basement wall after a long storm. We pull wet carpet, cut the bottom of the drywall where readings call for it, dry the masonry and framing, and show you where the water is entering.

Toilet overflow in a top-floor walk-up

A toilet supply valve fails in a fourth-floor walk-up and water runs through the bathroom floor into the kitchen below. We remove the wet ceiling drywall in the lower unit, clean and disinfect everything the water touched and dry the floor framing between the two units.

How do we schedule work in a building with tenants above and a business below?

Older apartment buildings here, many from the early 1900s, have plaster walls, shared plumbing risers and a building manager who controls the shut-off valves. We talk to that person first, since isolating a riser can take water away from a dozen units. In mixed-use buildings we also work with the business downstairs, because drying equipment in a basement storeroom or a dining room has to fit around food service and health rules.

18th Street is busy late into the night and parking is scarce, so we plan heavy equipment drops for quieter hours where possible and carry machines up narrow stairs by hand. Each tenant gets a plain explanation of what is running in their unit and why. If you live east of 16th Street, our Columbia Heights page covers the rowhouse conversions on that side.

Questions from Adams Morgan homeowners

Smoke from the restaurant downstairs got into my apartment. What can actually be cleaned?

Most hard surfaces clean well: painted walls, ceilings, cabinets, windows and floors. Clothing and bedding usually come clean in a proper wash. Upholstered furniture and mattresses depend on how heavy the residue is. The hidden part is the duct and chase between floors, which keeps releasing odor if it is skipped, so we clean those passages as part of the job.

Does a wet basement on a sloping street need waterproofing, or just drying?

Usually both, in that order. Drying deals with what is already wet: carpet, drywall, framing and the masonry itself. If water comes through the foundation after every heavy storm, it will keep happening until the outside drainage or an interior drain system changes. We show you the entry points we found so you can decide on the long-term fix with real information.

Can you work around a restaurant's hours in a mixed-use building?

Yes, within limits. Drying equipment has to run continuously once it is set, but we can plan the noisy work, like removing wet drywall or flooring, for times when the dining room is closed. We also keep work areas sealed with plastic sheeting so dust and odor stay out of the food service space.
